These Terms of Service ("Terms") govern your use of the Closing Harbor website and our transaction-coordination services. By using our website or engaging our services, you agree to these Terms.

Our services

Closing Harbor provides administrative transaction-coordination support to real estate agents and brokers — managing paperwork, deadlines, and communication from executed contract through closing, plus optional listing-management and contract-preparation services.

Not legal, brokerage, tax, or financial advice

Closing Harbor is not a law firm, real estate brokerage, lender, title company, or escrow agent, and does not provide legal, brokerage, tax, or financial advice.
We do not represent any party to a transaction, do not negotiate on your behalf, and do not make decisions about a transaction.
You (the agent or broker) remain solely responsible for your clients, your professional and licensing obligations, your brokerage's compliance, and all decisions in the transaction.

Your responsibilities

Provide accurate, complete information and the fully-executed contract
Review and approve documents we prepare before they are sent to clients
Attend appointments and handle all licensed real estate activities yourself

Fees & payment

Contract-to-close coordination is billed only at closing — if a transaction does not close, no coordination fee is due.
Add-on services (listing management and contract preparation) are billed up front, on invoice, and are not contingent on closing.
Fees are described on our website and may be updated from time to time.

No guarantee of outcome

We provide administrative support with professional care, but we do not guarantee that any transaction will close, close on a particular date, or reach any particular result.

Limitation of liability

To the fullest extent permitted by law, Closing Harbor is not liable for any indirect, incidental, or consequential damages, and our total liability arising from our services will not exceed the fees you paid to us for the specific transaction giving rise to the claim.

Confidentiality

We treat transaction documents and information as confidential and use them only to perform our services, as described in our Privacy Policy.

Governing law

These Terms are governed by the laws of the State of Florida, without regard to its conflict-of-laws rules.

Changes

We may update these Terms from time to time. The "Last updated" date above reflects the most recent revision.
